The process of designing and building your new home begins with our commitment to quality in everything we do, which is why we call it our Quality Process. The Quality Process is simple and easy to follow. Just remember the five Cs – Consult, Contract, Construction, Closing, and Customer Care.

The Quality Process begins with Buyer and Builder meeting for the first time during the consultation phase. During this phase, we’ll learn if you have a house to sell and coordinate that sale with the purchase of your new Discovery Builders’ home by introducing you to our preferred brokerage partner. We’ll work to understand your financial circumstances, and various mortgage options available, by connecting you with our preferred mortgage partner. We’ll also explore your personality and preferences for various features and finishes that you may you desire in your new home.

Now that we understand what you want and what you can afford in a new home, we can develop custom specifications for your new home and begin the design process. We’ll blend our high quality standard specifications with your personal preferences to design a home that is uniquely yours. Together, the plans and specifications comprise what we call the project scope. Defining the project scope is vital to the success of our relationship with every customer. It is the product that you’re paying for and that which we will deliver. Quite simply, details matter and should not be overlooked. We’ll also develop a project schedule that meets your needs, lock in a budget for the cost of construction, and determine a final sales price. All of this work will take final form as a contract or purchase agreement.

The construction phase consists of three primary elements – foundation, framing, and finishes. In reality, it’s more complex than that, but we like to keep it simple and straightforward so you can relax and enjoy watching your new home be constructed. We pride ourselves on the quality of material and craftsmanship that goes into every home we build. We manage all of the details – construction financing, ordering materials, managing subcontractors, and keeping a close eye on the project scope, schedule, and budget. Our full-time, trained project managers will guide you through the process. Feel free to ask them a question at any time.

Construction is now complete and closing is near. Whether you’re a first-time buyer or a repeat customer, you’re about to experience our Quality Assurance Guarantee. You’ll be participating in a pre-closing orientation of your home, led by one of our full-time, trained project managers. The orientation will consist of visual inspection, systems testing, and confirmation of craftsmanship and good working order for all features and appliances in the home. We will also confirm that we delivered as promised as to scope, schedule, and budget. However, prior to your arrival, your new home will have already undergone a Discovery Builders’ exclusive Quality Assurance Inspection to identify any items that need attention prior to closing. Your new home will be 100% complete on or before Closing, that’s our Quality Assurance Guarantee. During this phase, we’ll also re-connect you with our preferred brokerage, mortgage, title, and insurance partners to ensure no surprises at closing. Closing day should be worry free for you and your family.

Customer Care

The Customer Care phase of our Quality Process involves service after the sale. We don’t want you to just ‘like’ your new home, we want you to ‘love’ it. We’ll contact you after 1 week, 1 month, 1 quarter, and 1 year to see just how much you love your new home. In the event of need for service or repair, please inform us at that time. We’ll then take appropriate steps to address any issues. We won’t just build you a new home. We’ll also stand behind it. You’ll have peace of mind knowing you can rely on Discovery Builders (Refer to Warranty and Performance Standards for more information).
