Every Discovery Builders home is built to meet or exceed local building codes and our internal construction standards. Homes in New Albany and across Southern Indiana include features such as high-PSI concrete foundations, open-cell spray foam insulation, professionally sized high-efficiency HVAC systems, thermopane windows, and many upgraded finishes included as standard.
Most new homes take approximately 7 to 11 months to complete. The process includes consultation and planning, contract finalization, construction, and closing. Timelines may vary slightly based on location, selections, and site conditions, including builds in and around New Albany.
We encourage collaboration throughout the build. You’ll work closely with your project manager to make selections, review progress, and stay informed. After move-in, our customer care team remains available, and your home is backed by warranty coverage and an 11-month callback service.
Homes include durable exterior materials designed for Southern Indiana’s climate, energy-efficient thermopane windows, cohesive exterior finishes, and a basic landscaping package. Optional upgrades such as patios and walkways may also be available depending on your plan and neighborhood in the New Albany area.
You’ll have a dedicated project manager overseeing your home from early planning through closing. This person serves as your primary point of contact, providing updates and answering questions throughout the build.
Every new home includes a comprehensive builder warranty, including a complimentary 11-month callback and extended coverage for structural and system components. Our service team is available to support homeowners long after move-in.
Discovery Builders is a fixed-price builder. Your contract reflects agreed-upon selections and upgrades. Any changes after construction begins follow a clear change order process, with costs explained upfront. Nothing moves forward without your approval.
While we don’t offer in-house financing, we work closely with trusted local lenders experienced in new construction, including builds in Henryville. We’re happy to connect you with a lender who understands the process.
We stay in close communication with your lender and monitor timelines closely. If an issue arises, we work collaboratively to minimize delays and keep you informed throughout the process.
